The River Green development is a community of residential buildings, parks, water features, and amenities situated on 1.1km of river shoreline in Richmond, BC. Since Phase 1 in 2010, Ledcor Construction Limited has delivered 14 residential buildings and adjacent outdoor spaces in this community for lifetime client Aspac Developments and has recently completed Hollybridge – a 54,000 m2 (581,000 ft2) project consisting of three mid-rise towers with 459 luxury condominiums and amenity spaces.
The residential units boast 9-foot-high ceilings and high-end features including solid wood entry doors, Italian cabinetry, Miele appliances, designer porcelain shower tiles, all-season hybrid heat pump, and home automation systems including electronic door locks and smart thermostats. Two levels of underground parking provide 575 resident spaces and 92 visitor spaces, with EV charging outlets on all resident spaces and 3 visitor spaces.
This is the third development that used cut-off wall technology to build a parkade beneath the water table. Pioneered by Ledcor and Aspac Developments in Richmond, the approach has now been adopted as the preferred method for building parkades beneath the water table. The technique, also referred to as cutter soil mixing, serves multifaceted purposes, one of which is to mitigate seepage.
Despite site access challenge due to the project’s riverside location, construction starting right before the pandemic, as well as periods of extreme heat, rain and snow, the team stayed focused, found effective solutions, and completed the project on schedule in June 2023.
