Ledcor provided construction management services on the 60 Bloor Street West office tower renovation project in downtown Toronto.
The Ledcor team worked in partnership with the owner to develop a business plan that would create best in class outcomes in several areas. The team assessed existing utility costs and real-growth value potential and provided energy modeling, estimated energy savings, greenhouse gas emission reductions, and conceptual design options to increase density. The structure was reviewed extensively to assure that current building code requirements were met.
The curtainwall framing was upgraded with a combined hybrid overclad system, insulated glass, and spandrel panels, creating a high-efficiency building envelope. Mechanical upgrades and improvements included high-efficiency equipment installations, building control upgrades from pneumatic to direct digital, and system upgrades from constant-volume to a variable-air-volume, multi-zone system. The perimeter HVAC induction units were replaced with low-height, high-efficiency units, and all ductwork was changed. Further building system upgrades included optimized lighting, a new fire protection sprinkler system, and a more significant power generator for life safety and emergency power use.
All work was performed while the building was occupied by tenants and the curtainwall system was installed externally to minimize tenant disruption.
